Jared Ogden, founder and president of Black Canyon Builders, is a certified Green Building professional. So why does it matter?
{Please note: Green building, green homes and green built are all industry standard terms. Though they clearly cover a wide range of applications and some generalization, it is the preferred nomenclature and shouldn’t be interrupted as “green-washing.” In this case, that would only be if a builder or manufacturer was not upfront and honest about materials or methods.}
Your health. Green built homes will ultimately provide a cleaner, less toxic environment for your family. You know that “new home” smell? It’s often due to off-gassing and VOCs from carpets, paint, and other toxic adhesives and finishes. Yes, these will dissipate over time and your family will be fine. An understandable parallel is the difference between organic and non-organic produce. Both are cleared to be “safe,” but most of us prefer to feed our families the less chemically-affected option. I encourage everyone to consider finances, too. If you can’t afford a fully organic diet, you prioritize based on educated choices. Jared can help walk you through these options on the home-building front.
Resources and Energy Efficiency: Simply stated, green building encourages wise and efficient use of materials. Importantly, green building also strongly values resource use post-construction. In each of the decisions we make in our builder/homeowner partnership, long-term efficiency for water, electricity and gas are prioritized.
Economy: Green built homes typically will cost a bit more – based on your preferences. Most of that initial outlay is re-cooped in the first few years of living in your new home, thanks to lower utility bills. This may be longer for significant solar installations and other high tech solutions. But… should you decide to sell or refinance, green built homes tend to sell more quickly and for more money (median of $12,500 above comparables) than homes that are not as energy efficient and “healthy.”
Environment: Green homes – like timber frames – often have more centralized production, leading to less site disturbance and quicker site rehabilitation. Also, the base materials chosen for green built homes are often either natural (wood, adobe, etc.) or are verified and accountable throughout their production.
Of the Utmost Importance: On one level, deciding to build green speaks to a person’s values. Neither Jared, nor Black Canyon Builders, passes judgment on what those may be. We always understand the balance between economy and ideals. Once again, Jared is available to provide the information you need to make the best, most educated decision for you and your family.
